SDLT is a tax paid to HMRC when you buy residential property or land in England or Northern Ireland above a certain price threshold. It's paid by the buyer, usually via your solicitor, within 14 days of completion.
Yes. First-time buyers pay 0% on the first £300,000 and 5% between £300,000 and £500,000. If the property costs more than £500,000, the relief doesn't apply at all and you pay standard rates on the full price instead.
If you'll own more than one residential property after the purchase completes — a second home, a buy-to-let, or a property bought before selling your current one — you'll usually pay an extra 5 percentage points on top of the standard rate on every band, including the first £125,000.
No. Scotland has its own Land and Buildings Transaction Tax (LBTT) and Wales has Land Transaction Tax (LTT) — both use different bands and rates from SDLT. This calculator covers England and Northern Ireland only.
Yes — SDLT thresholds and rates are set by the UK government and have changed several times in recent years. This calculator uses the rates effective from 1 April 2025. Always check gov.uk/stamp-duty-land-tax for the current rates before exchanging contracts.
