Rate & Data Sources
Default rates used in calculators are illustrative averages as of the "Last Updated" date. They are not current market rates. Always use current rates from:

- Your loan servicer statements (existing loans)
- Investment account statements (actual returns)
- Government publications (treasury rates, inflation data)
APR vs. Interest Rate
Our mortgage and loan calculators use the note rate (interest rate), not APR. APR includes fees and points; the note rate determines your monthly payment. For loan comparisons, always review the official Loan Estimate (US) / ESIS (UK) / Credit Guide (AU) which discloses both rates.
Tax Considerations
Calculators generally show pre-tax results. Tax treatment varies significantly by:
